Q: My home inspection revealed major repair items that I am uncertain that I want to take on, do I have to proceed with the contract?

A: Possibly. Standard real estate contracts in the Chicago and Chicagoland area have what is known as a Home Inspection Contingency. Under this contingency (and during a specific time frame), you may be able to cancel the contract with full return of your earnest money deposit if you send proper notice to the Seller within the contractual time frames.
